Planning to lease newly-designed build-to-suit space for complex operations, particularly for the first time, can be daunting for companies. Wexford will, at their own expense, help companies through the initial design process with a team of specialized professionals experienced in technology-based lab and office build-outs. An estimate of building costs is then prepared so that companies fully understand the expense associated with their needs before negotiation of the lease terms. Wexford will finance within the lease a significant allowance for the design, engineering, and construction costs. This allows companies to evaluate the cost-benefit early on, preserve capital for other purposes, and to more accurately pro forma the premises option for their board or investors. In this way, Wexford ensures that companies get the correct space delivered with attractive lease terms by people who fully understand their needs.
